The Experion 88A payment plan is 30:40:30. You pay 30% of the price in the first stage, 40% in the second and 30% in the last. On a ₹3.68 Cr home, that works out to about ₹1.10 Cr, ₹1.47 Cr and ₹1.10 Cr, before GST.
Here is what the plan name doesn’t tell you: when each stage falls due. That depends on the milestones, and Experion hasn’t shared them publicly. RERA registration is also still awaited. So treat every figure below as indicative.
What does the 30:40:30 payment plan mean?
It splits the basic price into three parts. The first is 30%, the second is 40% and the last is 30%. Experion 88A is the short name for Experion Emerelle Reserve in Sector 88A, Gurgaon.
The split is simple. The milestone behind each part is what matters. A stage tied to construction progress carries less risk than one tied to a fixed date.
Experion 88A payment plan example on a ₹3.68 Cr home
We took the smallest 3 BHK (2,100 sq. ft.) at the pre-launch rate of ₹17,500 per sq. ft. GST at 5% applies to under-construction homes.
| Stage | Share | Basic amount | GST (5%) | Total with GST |
|---|---|---|---|---|
| Stage 1 | 30% | ₹110.4 lakh | ₹5.5 lakh | ₹115.9 lakh |
| Stage 2 | 40% | ₹147.2 lakh | ₹7.4 lakh | ₹154.6 lakh |
| Stage 3 | 30% | ₹110.4 lakh | ₹5.5 lakh | ₹115.9 lakh |
| Total | 100% | ₹368 lakh | ₹18.4 lakh | ₹386.4 lakh |
Figures are rounded. Stamp duty (about ₹25.7 lakh for a male buyer in Haryana), registration, parking and club charges come on top. That brings the all-in cost near ₹4.12 Cr.
Notice one thing. Stage 2 is the largest cheque, at about ₹1.55 Cr with GST. So plan your cash for that stage first.
How does the ₹10 Lakh EOI fit in?
The EOI starts from ₹10 Lakhs, which is about 2.7% of ₹3.68 Cr. It isn’t a booking. However, it usually counts toward a payment later, so ask whether it adjusts against Stage 1.
Also, check the advance limit. Under Section 13 of the RERA Act, a developer can’t take more than 10% of the cost before signing a registered agreement for sale. Confirm the details with a lawyer once RERA registration is issued.
Seven questions to ask before you accept the plan
- What exact milestone triggers each of the three stages?
- Is the plan construction-linked or time-linked?
- Does the EOI adjust against Stage 1, and is it refundable?
- What do GST and other charges add at each stage?
- What is the interest on a late payment?
- If you take a home loan, will the bank’s disbursement match these stages?
- Is the plan written into your application form and agreement?
Get the answers on paper. A verbal promise on a pre-launch plan won’t help you later.

Usually yes, but every bank has its own rules. Banks often release money in stages against construction progress, so check how your bank’s schedule lines up with the 30:40:30 split.
Is the 30:40:30 plan final?
Not yet. The project is in pre-launch, so the plan, price and offers can change. Treat it as indicative until RERA registration and your signed agreement confirm it.
